House Meeting No.2

We had our second meeting with the Construction Manager today. We met at the house and did the Pre-Drywall Inspection. Its been right about a month from the last meeting and while its still been a "slow trickle" of progress, most of it is best visualized inside (the HVAC, the electrical running through the house, tubs/showers installed, cable pre-wiring, insulation markers, etc) so, it's not overwhelmingly different looking from the outside. With the exception of the freakin' DRIVEWAY! HELLO!

Today we also got to meet the next Foreman in the house building process, Bobby! We were walked around the house and explained what all the spray painted hieroglyphics meant on the walls. We have "tilt-out" windows..... which I didn't even realize were an option. We are pre-wired for FiberOptic cable.

Luckily, there was only 1 issue that I pointed out - and it was a super simple fix. The thermostat was planned for the wrong wall. They had it placed toward the end of the wall on the right (photo below). Now, there was NO drywall hung yet, so Bobby laughed and said if that was all, then we're looking really good. LOL, he literally took a sharpie and marked where I pointed to (MUCH more conveniently placed, in my opinion).

I KNOW. It's a weird thing to jump out at me, but I specifically made a trip back over to the subdivision to walk through a finished version of our house to SEE WHERE OUTLETS & RELATED ITEMS WOULD BE. I even made a point to get photos of where the thermostat was located because I was relieved. Here's my evidence!

Why did I even care about this in the first place?? Well..... because of the future-placement of our TV. We have an entertainment center that is going on that exact wall (along the right side) and in my many "Measuring & Planning" escapades, I wanted to make sure we wouldn't be blocking anything with our bookshelves and whatnot. SEE - there IS a method to my madness.


The only other action on the "home" front has been the last credit pull (completed) and going over the Rate Lock for the mortgage (pending). Thanks to my little ticker here on the blog, I have a seemingly "uncanny" ability to know how far out we are. LOL

Lately, I've been receiving a lot of warnings that I should expect the "latest closing date possible" by a couple Negative Nancies at work. This makes me pay excruciating attention to my wording & phrasing when I have conversations with my builders. I just make a point to be very blunt and ask direct questions about dates. I've had nothing but wonderful interactions with the entire Pulte team. Sales Reps, Builders, Mortgage Agents, etc... and since we went entirely/directly/exclusively through them from day 1, that's a LOT of different "teams" to hit in one company.

Construction Completion vs  Closing Date
Anticipated Construction Completion and the Actual Construction Completion have been triggers lately due to the possibility of FEES that would be associated with the rate lock extensions if there are any delays. Currently, this is my biggest stressor.. I tried so hard getting our Lease-End Timeline to correlate with the Construction Timeline that now it's keeping me up at night... worried about too early (paying for a lease AND a mortgage at the same time).... or too late (would mean rate extension fees and nightmare of moving out of our apartment before the house is done). Of course, everything could play out JUST FINE like it has from day one....... 

Remember how I mentioned the driveway and those pesky Negative Nancies?
Well, driveways specifically are one of the last items which have a tendency to get in the way of a proper closing/completion deadline. They have to wait for it to cure & set... and the fact that our Construction Manager went ahead and decided to sneak that in early means we are actually ahead of schedule. Take THAT, haters.
